Medeco Deadbolt Installation: The Los Angeles Owner’s Guide
Medeco deadbolt installation in Los Angeles typically runs $340-$620 installed, depending on whether we’re retrofitting a standard bore or upgrading a high-traffic commercial entry with a full Mortise conversion. We stock Medeco Biaxial, Maxum, and X4 deadbolt assemblies on our trucks across Los Angeles, and most residential installs are completed same-day. Most owners first realize something’s wrong when the key starts catching at 10 o’clock, the bolt drags against the strike, or a tenant reports the thumb-turn spins without moving the bolt - all signs the deadbolt mechanism, not just the cylinder, is failing.
Which Medeco Models This Applies To
Medeco deadbolts aren’t interchangeable across product lines, and ordering the wrong series is the most common delay we see on Los Angeles service calls.
Maxum 11*5 Series: The residential standard. Single-cylinder (key outside, thumb-turn inside) or double-cylinder (key both sides). Fits standard 2-1/8″ door bore with 1″ cross-bore. Look for the brass or satin nickel housing with the Medeco logo stamped above the keyway. We stock the full Maxum line, including the 1″ and 1-1/8″ backset variants Los Angeles homes built 1945-1985 often need.
Biaxial M3: Older high-security installs, common in Los Angeles commercial buildings from the 1990s and early 2000s. The Biaxial cylinder slides into a dedicated Biaxial deadbolt housing - you cannot drop an M3 cylinder into a Maxum body without shimming, and the resulting misalignment will destroy the cam in six months. We check this on every Biaxial call.
X4 (ANSI Grade 1): The current commercial standard. Steel housing, anti-drill plate, 1″ throw bolt. Required by many Los Angeles property management companies for multi-family entries. The X4 uses a different mounting footprint than the Maxum; retrofitting means filling old screw holes and re-boring if the previous installer used a non-standard template.
OEM vs. Quality Aftermarket: We install factory Medeco deadbolt housings and cylinders. For older Biaxial systems where Medeco has discontinued specific finishes, we source certified Medeco-compatible housings from GMS that match the original spec without voiding the key system’s security rating. We never install generic “fits Medeco” cylinders - the pin geometry is wrong, and your key control is compromised.
Signs Your Medeco Deadbolt Installation Is Failing
- The key rotates but the bolt doesn’t retract. The cam connecting the cylinder to the deadbolt mechanism has sheared or the tailpiece has rounded off. This happens most often in Los Angeles coastal zones where salt air corrodes the zinc alloy tailpiece faster than inland climates - we’ve replaced three in Redondo Beach this year alone.
- The bolt sticks or requires shoulder pressure to extend. The internal bolt carriage is gummed with old lubricant and dust, or the door has settled and the strike plate no longer aligns. In the hills around Echo Park and Silver Lake, where homes shift on cut-and-fill lots, we see this constantly - sometimes it’s the deadbolt, sometimes it’s the frame, and we figure out which before quoting.
- The thumb-turn spins freely in both directions. The set screw connecting the thumb-turn to the spindle has backed out, or the spindle itself has snapped at the stress point. Cheap lubricants accelerate this; we use pet-safe, non-gumming lubricants that won’t attract grit near where kids and dogs pass.
- The key works at odd angles only. The cylinder is loose in the housing, meaning the mounting screws have stripped the door face or the housing’s internal threads are worn. Medeco cylinders are heavier than standard Kwikset or Schlage units, so the mounting hardware takes more torque over time.
- The entire deadbolt housing rotates when you turn the key. The through-bolts that secure the housing to the door have failed, or the previous installer used wood screws instead of the included through-bolts. This is an immediate security issue - the cylinder can be pried out with minimal effort.
Replacement Cost & What’s Included
| Service | Typical Range in Los Angeles |
|---|---|
| Maxum single-cylinder deadbolt install (standard bore) | $340-$420 |
| Maxum double-cylinder or X4 commercial install | $420-$540 |
| Biaxial M3 retrofit with housing replacement | $480-$620 |
| Strike plate adjustment or relocation | $40-$80 (included if minor) |
| Non-standard bore or door prep | $60-$120 additional |
What drives the range: door thickness over 1-3/4″ requires longer through-bolts and sometimes a custom tailpiece; steel doors need specialized bits and more labor time; older Los Angeles homes with 1-3/8″ thin doors need reinforcement plates that standard kits don’t include. Every price we quote by phone at (818) 390-9007 is the full price on the invoice - no call-out surcharge, no “trip fee” added when we arrive. The 365-Day Done Right Promise covers the installation and hardware. We explain the price before touching anything, per our C.A.R.E. values: Clean up like it’s our own home; Ask before we move or touch anything; Respect the family’s time and quiet hours; Explain the price before the work.
DIY or Call Us?
You can safely check two things: whether the mounting screws are loose (tighten with a Phillips #2, but don’t over-torque - Medeco housings crack), and whether the strike plate is misaligned (look for rub marks on the bolt face). Beyond that, we recommend stopping.
Medeco deadbolts use a sidebar mechanism that must stay perfectly aligned with the cylinder cam. If you disassemble the housing to “fix” a sticking bolt, the sidebar springs and bottom pins can launch across the room - they’re under tension, they’re tiny, and losing one means the cylinder is scrap. Rekeying a Medeco cylinder requires a factory key machine and a code card tied to your original key set. We’ve had Los Angeles homeowners bring us bags of parts after a weekend DIY attempt; the cylinder is usually unrecoverable, and the cost to rebuild exceeds what we would have charged to install it correctly the first time.
Shane Delaney puts it this way: “You should know exactly what is happening to your door before I pick up a tool.” That starts with a phone call, not a disassembly.
FAQs
In Los Angeles, a properly installed Medeco Maxum deadbolt typically lasts 15-20 years in residential use, though coastal salt air can shorten that to 10-12 years for the tailpiece and bolt carriage. Commercial high-traffic entries see 7-10 years before internal wear requires replacement. Call (818) 390-9007 and we’ll assess whether yours has years left or is due.
Sometimes the cylinder can be rebuilt if the sidebar and pins are intact, but the deadbolt housing itself is rarely worth repairing - the internal castings wear, and no OEM repair kit exists. We evaluate both options on-site and quote each honestly; often the housing replacement is only $80-$120 more than a cylinder rebuild and gives you a full new mechanism. Call (818) 390-9007 for a free estimate.
A standard Maxum replacement in an existing bore takes 45-60 minutes, including removal, prep, installation, and testing. A full retrofit with door prep or strike relocation runs 90-120 minutes. We schedule a two-hour window and send a photo of the clean-up before leaving. Call (818) 390-9007 to book.
We stock Maxum single and double-cylinder deadbolts in satin nickel, oil-rubbed bronze, and bright brass; X4 commercial housings in satin chrome and dull chrome; and Biaxial-compatible housings for legacy systems. Most Los Angeles neighborhoods - from Los Feliz to the Westside - are covered same-day. For rare finishes like polished nickel, we can have them within 24 hours. Call (818) 390-9007 to confirm availability for your specific model.
